NEW WASTE COLLECTION SCHEDULE: WINTER – SEPTEMBER TO JUNE

Please be informed of the new waste collection schedule. We ask you to collaborate with the good condition of the resort, making the deposit of the bags coincide with the days of collection.

In case you find the bin already full, please deposit the waste in the nearest container, to maintain the cleanliness and healthiness of the resort. The plan of the stations and the types of waste in each of them is attached.

NOTE ON GENERAL WASTE FRACTION

We remind you that the general waste container is suitable for depositing any waste classified as "GENERAL WASTE" and included in the following definition:

The remaining production is the fraction of household waste that is obtained after separate collections have been carried out in some areas. It is also called rejection or erroneously "organic" and it can still contain recoverable materials in different quantities depending on the levels of separate collection that are considered for the other fractions. The materials that should be contained in this fraction are, among others:

  1. Sanitary textiles: diapers, pads and tampons, ear buds, breast pads, wet wipes, dental floss and small household waste such as bandages, tape, bandages, gauze and cotton.
  2. Other toiletries such as razors, toothbrushes, files, condoms, etc.
  3. Household cleaning residues such as sweeping dust and vacuum cleaner bags.
  4. Plates, cups and other ceramic elements.
  5. Cigarette butts and ashes.
  6. Ash from fireplaces or stoves
  7. Photographs, credit cards or similar and in general:
  8. All waste that is not subject to separate collection by local authorities

BULKY ITEMS

As you know, in summer 2025 the collection service of furniture and bulky objects was transferred to the City Council of Alhama. To request the removal, it can be done by sending an email to the addressenseres@condadoalhama.comor by phone +34603566419 (9 a.m. to 2 p.m.).

We ask for the maximum collaboration of all owners and residents and kindly request that they do not deposit other waste, such as general garbage, containers or cardboard, as there are containers for waste separation at the stations marked in yellow.


ALCANARA SOUTH EXIT GATE - OUT OF SERVICE

Dear residents,

We regret to inform you that the Alcanara Sur exit gate is out of service due to a broken metal part.

Unfortunately, the repair company does not have this part in stock and we will have to wait until the factory reopens in September to obtain a replacement part.

We apologise for the inconvenience and will endeavour to have it repaired as soon as possible.

GOLF COURSE. INFORMATIVE COMMUNICATION TO OWNERS AND VISITORS

Dear property owners and visitors,


ALHAMA SIGNATURE GOLF, wish to remind you of the essential rules regarding the use of the golf course, and to raise awareness of the potential safety risks and the need to preserve our facilities.


MISUSE OF THE GOLF COURSE We have observed frequent use of the golf course for unauthorized activities such as walking dogs, cycling, jogging, riding scooters, etc. Please note that access to the golf course is strictly limited to players and authorized personnel only. Although it may appear to be a calm and open space, a golf course is not a public park and entails real hazards for those who enter without authorization as well as for players.


POTENTIAL RISKS Some of the often-overlooked dangers include:

1. Injury from high-speed golf balls

2. Accidental contact with golf clubs

3. Slips and falls on wet grass, slopes, bunkers, or near water hazards

4. Accidents with golf carts (risk of being struck)

5. Animal bites or stings

6. Exposure to extreme weather (sunstroke, heat exhaustion, storms)

7. Exposure to chemicals such as fertilizers and pesticides

These are real and inherent risks, not always visible, but very present and avoidable through proper conduct.


LEGAL LIABILITY FOR IMPROPER USE Improper use of the golf course may result in different types of legal consequences:

 Civil liability: for damage to property, third parties, or economic loss

 Contractual liability: fines, suspension or expulsion from the facility

 Criminal liability: in serious cases of vandalism or deliberate damage

 Parents or guardians: liable if the o ender is a minor

Severe misconduct may lead to legal action.


LIABILITY MANAGEMENT

 Our internal regulations define specific sanctions.

 Civil liability insurance may apply but does not cover acts beyond the control of our authorized staff.

 We reserve the right to pursue legal action in cases of serious damage.


CONCLUSION The golf course is private property, governed by rules that are in place to protect everyone's safety and ensure the proper maintenance of the grounds. We kindly ask all property owners, guests, and visitors to respect these rules and to cooperate with PRO-SHOP staff and club personnel.

Dear neighbours of Jardines 2,


This notice provides information on the upcoming informative assembly for Jardines 2, which, as was done in the summer of 2024, will be call in the coming days and will be held on August 14th in the J6 (Condado Club) auditorium, at a time to be confirmed in the formal announcement. As I mentioned, you will receive the call in a few days, along with an information package in line with the meeting. The purpose of this informative assembly is to present the details of the management that has been carried out in Jardines 2 since last year until the present date, with as much informative detail as possible so that ALL of you understand what we have carried out and the achievements attained, providing truthful and verifiable information instead of giving credence and veracity to unfounded, biased and manipulated opinions to generate conflict and uncertainty among the residents of this community.


Any of you who truly have concerns and wish to be informed about the issues in your community can ask any questions you wish, always respecting the diversity of opinions and the individual.


HOSTILE OR AGGRESSIVE ATTITUDES AMONG THOSE ATTENDING THE ASSEMBLY, AS WELL AS LACK OF RESPECT AMONG NEIGHBORS (offensive expressions, insults, etc.) WILL NOT BE TOLERATED. Ornamental Lake - Update

Dear owners of Condado,


As you know, phase two of the measures approved between the Urban Development Entity and the Murcia City Council, aimed at improving the ecosystem balance, has been implemented. The aerating fountains have now been purchased and some components have been received, the rest of which should be received by the end of the month and will be installed as soon as they arrive.


On the other hand, we are pleased to inform you that the lake is now home to two pairs of White-headed Duck with 8 young each. This is wonderful news, because it is not only an indicator of the good condition of the lake but also gives hope for this endangered and protected species.


One of the reasons for delaying work in the lake was precisely to respect the breeding of this endangered species and the measures taken have been positive, for which we would like to thank you for your patience and understanding.


Heavy objects on walls

At the request of the Board, we kindly suggest you the removal of flower pots and other heavy objects from the walls of the properties due to the obvious risk of them falling. We remind you that any material damage and/or personal injuries resulting from the fall of these objects is the ultimate responsibility of the owners of the houses where they are placed.


The Board will take action in the event that such objects are not removed within a reasonable time.

GARDENING WORK PLANNING

Please find HERE the gardening planning for July 2025.

 

WORK METHODOLOGY:

 
  1. Hedge pruning, (Ficus microcarpa), according to the established order.
  2. Mowing and shaping of the lawn, at the same time, any residue generated during the hedge pruning is removed.
  3. Insecticide treatment against Macromotoma gladiata in hedges of Ficus microcarpa previously pruned. It is recommended:
    • Do not leave windows open or clothes hanging out during spraying.
    • Do not use sports and children's equipment in communal areas on the day of treatment.
    • Do not walk or play sports on grass surfaces on the day of treatment.
  4. Scarifying and reseeding of the natural grass shall be carried out in each of the gardens indicated after the hedge pruning has been completed in order to avoid soil and seed compaction.
 

NOTE: The optimum development of the grass after scarifying and reseeding will depend to a large extent on the availability of irrigation water for the green areas within the Resort, and therefore the following recommendations are made:

 
  • Re-sowing of both private and common areas could lead to excessive expenditure of existing irrigation water. This could negatively affect the Community's reserves and jeopardise the survival of the landscaping during the summer due to foreseeable weather conditions. STV does not recommend its implementation.
  • Reseeding private gardens is clearly negatively affected by the simple fact that they are located in a small area between the house and the Ficus microcarpa hedge, which does not allow light to enter the garden, and at the same time, they have poor aeration and high soil compaction.
  • Taking into account the limitations with regard to irrigation water supply and the climatic conditions that must be met for seed germination to be effective (soil temperature around 23-29o C). Re-seeding of the common areas should only be carried out in those areas that are really degraded by use, traffic, etc. on a localised points.
  • It is considered appropriate for owners who wish to reseed their private gardens to notify the Condado de Alhama Administration of their express wish to do within an orderly planning of the different private plots by levels.
  • Residents/owners who wish to have their private lawns included in the reseeding scheme should commit to the following requirements:
    • Water the lawn by hand every morning and evening for the first 2-3 weeks after the reseeding has been carried out.
    • Keep the lawn free of any objects such as: tables, chairs, hammocks, etc.
    • Do not keep dogs or cats loose in the garden.
 

As can be seen in the irrigation water forecast for 2025, there is a very likely risk of not meeting the water needs of Condado de Alhama during the summer, so before entering into a water deficit for the remainder of the year, STV would recommend cancelling the scarifying and reseeding of thegrass meadows, as these could cause more problems to the meadow than benefit.

Security Company Report 2024

The security company Vigilant finished the first year of its contract with Condado de Alhama on 31 December 2024 and the company has produced a graphical summary of its work on the resort during those 12 months, which can be found attached. The contract contains 32 Key Performance Indicators and members of the security committee have assessed the company as meeting the requirements on each of these during the first year.

The new procedure for arrange collection of bulk items is as follows:-

1/ Max number of items that can be left for collection per property is 4 items per day of collection.

2/ Collection day will be Tuesday, Thursday and Saturday between 6am and 12.30pm.

3/ Owners need to email bulky.waste@condadoalhama.com by 3pm the day before collection.

4/ Owners can also call (Monday to Friday from 9 to 2pm) or send a whatsapp message to 603566419 the day before collection to arrange a collection.

5/ Items need to be place in owners parking areas after 7pm the night before the collection.

Please do not dispose of the following:

Building material or normal rubbish. This service is for bulky items only.


Jardines II - Correct use of personal identification wristbands

Dear Owners,

In view of the imminent implementation of the protocol of personal identification wristbands for use in the Jardines 2 swimming pool enclosure, it is strongly requested that you do not lend yourselves to the improper and unauthorized traffic or use of these wristbands to avoid distorting the objective of this initiative, which is the correct use of such devices to avoid unauthorized access to the enclosures of your swimming pools, including unauthorized trespassers from outside Condado de Alhama or owners and tenants who do not comply with their community obligations, such as the monthly payment of their community fees.

Comments have already been detected from some neighbors in the sense of possible "loans" to other neighbors who are included in the list of debtors. For your information, currently the debtors of Jardines 2 owe a total of 442,000 euros to our community for accumulated non-payments of their community fees, something against which we have been fighting thoroughly for some time. In 2024, this debt could be reduced by 9%, but we are still a long way from significantly reducing or recovering the accumulated debt.

With attitudes such as those detected, you only manage to feed the unsupportive and negligent behaviour of these debtors, to whom we are trying to deny certain privileges that those of us who do pay and have our community fees up to date enjoy.

IT IS NOT FAIR THAT BECAUSE OF A FEW, these debtors continue to get away with it. PLEASE DO NOT LEND YOURSELF TO SUCH UNAUTHORIZED TRAFFICKING OF PERSONAL IDENTIFICATION WRISTBANDS.

On the other hand, it is also not allowed to rent wristbands to third parties, to try to do illicit business with them, to try to counterfeit and reproduce them for profit or unauthorized, etc. I repeat, WITHOUT THE PROPER USE OF THESE PERSONAL IDENTIFICATION WRISTBANDS, THE RESULT OF THIS INITIATIVE WILL NOT BE AS DESIRED.
